What is a Retained Life Estate?

A retained life estate allows you to continue to own and maintain a primary residence, second home or farm until your death, then deed the property to Oberlin. You will continue to be responsible for the taxes and general maintenance of the property. If the property is rented, you retain all rental income. This type of gift generates a current charitable deduction equal to the fair market value of the property less the present value of your retained life estate.
