Comments on condition:
The upstairs bathroom is really really small (about four feet wide). The house is very old and the floors creak quite a bit. The windows are in serious need of some overhaul - they are single-paned and falling apart.

The heating system is faulty - it can be perfectly warm downstairs, and upstairs the heat won't be on at all. Sometimes in the winter we had to turn the heat up to 77 or 78 for small amounts of time to properly heat the upstairs.

Explanations and comments:
Tom has never given 24-hour notice before entering, and I find it very intrusive. He doesn't seem to realize that it is a state law to give notice to tenants. Also, many things he said he would fix in the house before we came in August were never fixed (e.g. he said he would replace the bath with a shower and it wasn't done). He also does not keep his word on anything - he said we would be living with only students, yet downstairs right now there is a middle-aged man that Tom let stay on, even though his lease ran out in September of last year. He also rented another room out to a non-student in the fall. The house was filthy when we entered, and it was obvious that he h!
ad never cleaned anything up. I didn't have much of a problem when I first met him, but now I do not trust him, nor do I think he is a good landlord. He is inconsiderate about entering the premise without permission, and he does not keep his word.
