The landlord is a really great guy and will fix anything that's broken absolutely as soon as you call him. We needed the banister at the top of the stairs removed so we could get a couch in. We called him at 10pm and he was there the next morning. Wow! And we mentioned one time that we wanted a washer and dryer so he put one in!!
The only drawback is that the apartment comes unfurnished in theory.
The way that works in practice is that you just buy the furniture from the person who lives there before you, so it ends up fine.
No AC, and landlord pays the heat bill. Temperature Is the residence well insulated? No Are there window screens? Yes Are there storm windows? Yes Is the residence warm enough? Yes Is it hard to regulate the heat? (For example, does the thermostat work? Do you have to open windows in the winter?): Yes Comments on any of the above (temperature): There are some insulation problems in the outside walls of one of the bedrooms, but the landlord plans to blow in more insulation this summer. He's well aware of the problem and working to fix it. This is the first winter he's owned the house, so I have full faith that it will be better next winter. (Explain below.): No If yes, have you taken any legal action concerning the disagreement? (Explain below.): No Explanations and comments: The landlord is absolutely awesome. He shows up and works in the yard with his kids regularly when it's warm outside and he's around the place a good bit. But we're friendly with him and have basically told him to show up whenever he wants. He calls whenever he needs to actually get inside our apartment though, and I imagine if he got the sense that whoever was living here didn't want him around he probably wouldn't come work in the yard and such as much. He's a great guy though, and I've enjoyed getting to know him. He's very understanding about everything and willing to help. He's very understanding about rent too, and so far there have been no disagreements about anything of any sort. I'm actually planning on living here next year too in large part because of how great the landlord is. Neighborhood & Location Are your neighbors towns-people, students, or a mix? Mix For whom is the noise level appropriate? Sleeping baby Problems with location? None of the above Comments on the neighborhood: Right behind the middle school. I enjoy watching the middle schoolers play sports when it's warm outside. Most of the neighbors on the block are college kids, but one of the houses next to us is a townsperson's house. I've never actually met them though, and have had no interaction with them except that we sometimes shovel each other's sidewalk and they have a cute toddler who I see around sometimes.
