Landlord Mr. Doug McMillan Phone: E-mail: Address: Rental Unit Date survey submitted (yyyy-mm-dd): 2006-03-22 Address of Unit: 183 North North Main st. Street Google map (opens in new window) Type of Unit: house Number of total bedrooms: 6 Features Off street parking Bed Full furnishing Yard Laundry in house Private bath Porch Rental Cost Rent: $295 per Month Deposit: $295 Bedrooms included in this amount: 1 Utilities Included in the Rent Note that water, sewer, electricity, and garbage disposal are all included in the same bill in the City of Oberlin. Gas Physical Condition of Unit On a scale of 1 - 5, 1 being in dire need of change, 3 being sufficient, 5 being remarkably good, or N/A if the condition does not apply. Plumbing Showers/bathtubs: 4 Sinks/faucets: 4 Drains: 4 Toilets: 4 Electrical System Wiring: 4 Outlets: 3 Light fixtures: 3 Appliances Stove: 3 Oven: 2 Refrigerator: 3 Washing machine: 2 Clothes dryer: 1 Building Structure Floors: 4 Walls: 3 Ceilings: 3 Doors: 3 Windows: 3 Stairways: 3 Security Locks: 4 Outdoor lighting: 1 Safety Smoke detectors: 3 Carbon Monoxide Detectors: N/A Infestation Insects: N/A Rodents: N/A Comments on condition: There's a lot of parts of the walls and ceilings that have obviously been taped and then painted over to cover cracks, but it's not too terrible. The bedrooms are huge and gorgeous on the 2nd floor and not quite as nice on the first floor. Temperature Is the residence well insulated? Yes Are there window screens? Yes Are there storm windows? Yes Is the residence warm enough? Yes Is it hard to regulate the heat? (For example, does the thermostat work? Do you have to open windows in the winter?): No Comments on any of the above (temperature): One of the best parts about this house is that the gas is included in the rent, so the heat bill isn't an issue. It's a little annoying that the laundry machines in the basement are coin operated and that the people next door have a key to the basement to use the machines as well, but in the context of not paying gas, it's all nothing to complain about. Relationship With Landlord Does s/he enter the premises without your consent or without giving legal notice? Yes Have you observed on the part of the landlord/landlady discrimination on the basis of sex, race, religion, sexual orientation, etc.? No Is the landlord/landlady willing to make repairs? If yes, comment on how promptly (below): Yes Have you had any disagreements with your landlord/landlady concerning who has the responsibility for making the repairs? No Do you expect to have any problems getting your security deposit returned? If yes, why? (Explain below.): No Have you had any major disagreements with your landlord/landlady? (Explain below.): No If yes, have you taken any legal action concerning the disagreement? (Explain below.): No Explanations and comments: It's been while since we've been telling Doug that the dryer isn't working and that still hasn't been fixed. But when important things are broken, Doug comes over almost immediately to fix them [ie: when the power went out, when the washing machine was emptying it's contents onto the floor, and when we bought a christmas tree and needed a saw to give it a fresh cut]. He also comes over in denim cut-offs during the warmer months to mow the lawn. It's ADORABLE. Neighborhood & Location Are your neighbors towns-people, students, or a mix? Mix For whom is the noise level appropriate? School children Problems with location? Dangerous traffic Comments on the neighborhood: Crossing N. Main can be difficult in the middle of the day, but it's not a huge deal.
